LOCATION: Transportation and Building/Grounds Facility (300 N. Big Red Drive, Milan, MI 48160)

SALARY/HOURS: Full Time 12 Month Position - Not Less Than $79,000 (Based on Experience)

STARTING DATE: July 1, 2025 (ASAP, Based on Candidate’s Availability)

DISTRICT DESCRIPTION:

Milan Area Schools embraces nearly 90 square miles and serves households in both Washtenaw and Monroe Counties. The district is proud to note that its staff is made up of both veterans and those new to their positions. The four school buildings that comprise the Milan Area School District operate as schools-of-choice facilities and consistently enroll students from within the county and from the four surrounding counties. The district offers exceptional educational programs to approximately 1,900 students ranging from birth to 26 years old.

The district has five facilities on two campuses.

- Paddock Elementary: Birth to First Grade
- Milan Middle School: Fifth Grade through Eighth Grade, Young Adult Program
Campus Two
- Symons Elementary: Second Grade through Fourth Grade
- Milan High School: Ninth through Twelfth Grade, Adult Education
- Transportation and Building/Grounds Facility

EDUCATION and/or EXPERIENCE:

Bachelor’s or Associate’s Degree preferred; may substitute significant job experience
Certification through the Michigan School Business Officials as an Operations Director preferred (or willingness to acquire)
Three (3) years of related experience is highly desirable

POSITION SUMMARY:

The Director of Buildings and Grounds oversees the maintenance, operations, and safety of all facilities across the school district. This role is responsible for managing custodial and maintenance staff, coordinating building repairs and improvements, ensuring compliance with safety and environmental regulations, and developing budgets and schedules for facility operations. The director works closely with district leadership to maintain clean, safe, and efficient learning environments.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Supports the district vision and mission to enhance achievement for all students
Demonstrates excellent customer service
Responsible for the overall cleaning, maintenance, and repair of district facilities, equipment, including (but not limited to) heating and cooling equipment, plumbing, swimming pool and commercial kitchen appliances
Prepares and maintains a preventative maintenance schedule for all major district equipment/fixtures.
Monitors and ensures compliance with AHERA, pesticide (IPM)/herbicide application, indoor air quality, OSHA, ADA, fire and safety regulations for the district
Supervises/evaluates maintenance and custodial staff
Works with consultants and contractors to identify projects for capital expenditures, makes recommendations to the administration, and provides project management for buildings/grounds/construction/site work
Oversees the bidding and procurement process for sinking fund projects, ensuring compliance with the Revised School Code by facilitating competitive bidding, managing public advertisements, and coordinating with the district administration to approve contracts for construction, repair, or renovation work funded through sinking funds
Acts as site manager for all district buildings/grounds/construction/site work, including working directly with contractors to complete projects to design and in a timely manner, ensuring contract compliance, and providing appropriate updates to administration
Responsible for oversight of all grounds maintenance activities, including lawn mowing/trimming, landscaping of beds, and snow removal
Responsible for recommending and implementing policies and procedures for the efficient, comprehensive operation of district facilities
Responsible for recommending and implementing safety and security policies and procedures, installing safety/security equipment and devices in cooperation with the Technology Department, and modifying the buildings and grounds as necessary to insure a safe and secure learning/working environment
Responsible for maintaining a safe, secure and efficient warehouse facilities
Identifies and schedules training for maintenance and custodial staff to keep them up to date on proper procedures and techniques, good customer service skills, and professional employee behavior
Proposes and monitors a realistic budget for the department
Purchasing agent for products in the area of buildings and grounds
Issues purchase orders and approves payment of invoices related to buildings and grounds activities
Develops guidelines for providing services in response to disaster or emergency situations
Attends seminars, courses, and training opportunities related to professional development
Serves on district committees as needed
Implements a customer-driven philosophy that focuses on value and satisfaction
Maintains regular predictable attendance

Ability to see the task through to a successful conclusion
Other duties as assigned

SUPERVISORY RESPONSIBILITIES:

Supervises custodial, maintenance staff, and contractors

LANGUAGE SKILLS:

Ability to effectively present information and respond to questions from supervisors, employees, and the general public
Ability to express self clearly, both orally and in writing, to all customers of the department and the administration
Ability to direct the activities of others to execute department goals
Ability to write reports, business correspondence, and procedure manuals

TECHNICAL SKILLS:

Ability to integrate technology into the everyday workflow as necessary
Demonstrated proficiency in the use of a personal computer (PC or MAC) in a networked environment to utilize the Internet and other electronic communications mechanisms
Excellent knowledge of productivity applications such as Google Suite (word processing, spreadsheets, database and presentation software) and other technology to support efficient and effective office operation
Ability to read and interpret technical procedures, governmental regulations and forms
Ability to comprehend and explain the mechanical and electrical recommendations of vendors/contractors and to evaluate those recommendations in the long-term best interest of the district
Ability to utilize district technology and work to maintain proficiency, as required skill sets change with technology and/or the needs of the district
Ability to use computer technology for research, data management, communications, and instruction

MATHEMATICAL SKILLS:

Ability to apply the concepts of basic math consistent with the duties of this position
Ability to maintain a department budget
Ability to compute rate, ratio, and percent and to draw and interpret bar graphs

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
